Seller’s Pre-Listing Inspection

This inspection is just what you need before listing your home. You will have the ability to identify concerns and address them on your terms before your buyers get an inspection and attempt to dictate how you will fix their concerns. We have uncovered insurance claims and potential deal breakers they have ultimately saved our clients many thousands of dollars. We will make a list of recommended minor repairs that you or a handyman can perform to cut down on the volume of comments and the size of the report that the buyer’s inspector will identify. Cleaner reports make for cleaner negotiations. Some of our clients choose to provide this report to potential buyers in an effort to by bypass the home inspection contingency. When buyer’s say, “this house was just inspected” they often don’t fool with getting their own inspection.

Home Inspection Sample Reports

We have posted a few sample reports from our licensed home inspectors, each with great reviews. You will notice that the reports are thorough and detailed, yet easy to read and have pictures of defects and needed repairs in the body. Each system of the report is covered in its own section. i.e. Electrical, Plumbing, Structure, HVAC etc. We organize data further into subsections for convenience. There is a quick summary at the end of the report for your realtor to use to draft a repair request. Everyone from home buyers to investors and realtors have found this system to be the best. Tennessee Home Inspectors has developed this method from feedback while surveying past clients.

We typically dispatch inspectors by area to save you money on travel charges. However, you are always welcome to request your preferred inspector for your property inspection.
