What areas do you cover?

Most of Middle TN. We are one of the largest inspection companies in Middle Tennessee with a massive coverage territory. We have inspected houses from Clarksville to Pulaski, from McEwen to Carthage and everywhere in between. Brentwood, Mt. Juliet, Springhill, Hendersonville, Gallatin, Murfreesboro, McMinnville, Portland, Dickson, Nashville, Smyrna.

How much does a home inspection cost?

Our base price is $299. Termite is $70 and radon is usually $150. Our average inspection fee is $405. But that covers homes of all ages and sizes.

How much is a reinspection?

Usually $150. Sometimes a little more or a little less depending on the situation. Do we have to go on the roof and in the crawlspace? Is the list long?

How booked up are you?

We can usually get you on the schedule and have the inspection completed in 48 hours.

When is the report delivered?

The next morning usually by 7:00 am.

Are you a deal killer?

Certainly not. We are very thorough but have a great bedside manner with our clients. Our reports are easy to read. We educate without being alarming.

Do you climb on roofs?

It depends on the roof and the inspector. Most single story homes are easy but some of the second story roofs exceed the limits of our equipment. It also depends on the slope of the roof and the age of the shingle. A lot can be seen with binaculars, a ladder at the roof edge, second story windows, and drones.

Do you do HVAC inspections?

We do. But it isn’t the same as what an HVAC technician would do. The use meters and gauges for a technical evaluation. We operate the system and check for functionality, temperature differentials, and look for deficiencies in instillation and damage.

What about Mold?

For an additional fee, we can perform mold swabs or air quality inspections if the client has concerns about those issues. In our home inspection reports we may identify substances that resemble fungus, mold, mildew, or microbial growth when visible or musty odors when apparent.

Do you schedule termite?

Yes we do schedule 3rd party termite inspections as a convenience for our clients and their agents. Typically the inspections will be done congruently.

Do you do Radon?

Yes we do schedule 3rd party radon tests as a convenience for our clients and their agents. Typically the radon monitor will be dropped off at the beginning of our inspection and picked up 48 hours later.

Do you do mobile homes?

Of course! All of our inspectors take classes in the proper inspection procedures for mobile homes and are well versed in their unique attributes and peculiarities. We have a lot of experience in this department.

Do you do log homes?

Yes we do. Our inspectors take classes in log home inspections and are versed in their construction and common defects.

Do you do commercial inspections?

Absolutely. Commercial pricing is unique and assessed as to the buyer’s concerns and the use of the building. A big advantage that we offer over other home inspection companies is the ability to send multiple inspectors to a building site to inspect apartments, strip malls, office buildings, mobile home parks, and other large properties with efficiency and ease.
